There are five different types of water heaters a 40 gallon gas water heater comes in. They are conventional, side-vented, on-demand, condensing, and integrated.

Conventional water heaters get rid of exhaust gases by venting them into a chimney. In order to stop any chimney damage because of condensation, it is important to use a chimney liner.

Integrated units use both water heating and space heating application in one water heater. If you need to buy a furnace and water heater make sure to review the price and function of an integrated heater against buying separate units.

Finally there are side vented water heaters, power and direct vent. Power vent gas water heaters get rid of exhaust gases by using a small fan. If the fan stops working, there is an automatic shutoff feature. Direct vent units use the outside air for combustion, a fan is not needed. However your 40 gallon gas water heater must be placed near an outside wall to vent properly.
