The Science Behind Construction Management Firms
Construction management firms have now the extensive understanding of construction management, construction accounting and finance and estimates, contractor contracts, project scheduling, structural design, building codes, business law, safety, and construction materials.
The personnel within these firms are still regular professionals such us:
- civil engineers,
- architects,
- designers,
- accountants,
- electrical,
- mechanical,
- demolition and reconstruction,
- and even healthcare specialists….
All these personnels have an omniscient understanding of the construction and they tackle construction projects on the overhead level.
Their particularity is that they operate as a whole and for the whole construction project, unlike the usual construction contractor whose concern is the building of the structure but leaves the other aspects like hiring of trade partners to boot.
These firms are the brain of most construction projects nowadays where construction issues and decisions are made. Believe it or not, but a multi-billion corporate project doesn’t just involve buildings and structures, but also involves a great deal of everything such as:
- design planning,
- financing,
- scheduling,
- estimates,
- and hiring of contractors
Until recently, the owners themselves did the stuff intended for construction managers. Some of them may did it correctly while a number didn’t. For example, if the owners hadn’t the skills or necessary time, the responsability was passed to the next man in authority which would mostly be the project engineers. Though, even a competent construction-wise engineer can’t handle management duties which are irrelevant to their expertise, reason why he fails there miserably.
Such events initiated the importance of construction management firms. All this is saying a lot about these firms, who just doesn’t exist twenty years ago.
